How pricing works
Drainage is priced by the route, not by the hour. This is how we build the number, and when you see it.
What decides the price
Pipe and digging, mostly. The price follows the route the water takes from where it collects to where it can leave.
Length and depth of the trench
Rock and tree roots in the way
How far the water must travel to an outlet
Crossing a driveway, patio or fence
A permit, where the city or county asks for one
What the estimate includes, and what it doesn't
The written plan has your yard sketched with the route marked, then lists the pipe, gravel and fabric, the outlet or tie-in, hauling off extra soil and leveling the trench. It leaves out new sod or planting unless the plan lists them, a foundation repair, and old pipe we find that isn't on the sketch.
What happens at the visit
A walk-through takes about an hour. Odessa or Santino walks the roof and the yard with you and writes the plan. If a visit fee applies, the plan says so and says whether it comes off the job.
After hours and on rain days
We don't dig or pump at night, so there is no night rate. On heavy-rain days the phone is answered until 7 p.m., Saturday included, to book walk-throughs and tell you what to do first.
When you get the number
In writing, at the walk-through or within two working days, as a flat price for the route marked on the sketch. Anything outside the sketch is agreed in writing before we do it.
If the job changes
Hitting rock or an unmarked line can change a trench. We stop, show you, and write the change and its price before we go on.
Ask for a written plan
A walk-through ends with a plan on paper. Book one and we will bring the sketch.
